This project transformed an underutilized warehouse into a contemporary workplace supporting the expansion of the sales and marketing team. Guided by BEAM Plus and WELL Building Standards, the design creates an environment where people and place can thrive together.
1) Function
The workplace supports employee health, comfort, collaboration, and productivity. A central circulation spine connects the existing and new office areas, anchored by an elevated timber deck made from recyclable materials that serves as a shared space for gathering and collaboration.
A 16-seat boardroom and communal kitchen are positioned along this central axis, visually connecting key functions and encouraging interaction. Casual seating areas support informal exchange, while glazed supervisor rooms along the façade allow natural daylight to penetrate deep into the open office.
2) Strengthening Environmental Capacity
Environmental performance is integrated into the everyday workplace. High-efficiency electrical systems, motion-sensor lighting, low-flow sanitary fittings, and low-VOC materials reduce energy and water consumption while enhancing indoor environmental quality.
Indoor planting contributes to air quality, visual comfort, and wellbeing. Dedicated server and printing rooms provide appropriate ventilation and acoustic separation, reducing heat, noise, and air pollution within occupied areas.
By revitalizing an existing warehouse rather than replacing it, the project extends the useful life of existing building resources while reducing environmental impact.
3) Creating a More Connected Workplace
The central spine, collaborative deck, communal kitchen, boardroom, and informal seating create a network of shared spaces that encourages employees to connect, exchange ideas, and collaborate. The workplace supports both focused work and collective creativity, providing opportunities to connect, collaborate, recharge, and perform.
Value Created — An Energy-Efficient and Healthy Workspace
The project demonstrates that sustainable design is more than reducing energy consumption or selecting greener materials. It is about creating places that enable people to thrive while using resources responsibly. By integrating wellbeing, adaptive reuse, and environmental performance, the project gives the building, its users, and the environment greater capacity to perform, connect, and flourish.
